North Las Vegas Elite Sod & Turf provides professional winter overseeding in North Las Vegas, NV for residential and commercial properties across the Las Vegas Valley. Winter overseeding is how a North Las Vegas Bermuda lawn stays green from November to March, and it is a standard local practice rather than an upsell — we sow perennial ryegrass into dormant hybrid Bermuda in October so you get colour through the cool months and the Bermuda comes back underneath in spring. University of Nevada Extension puts the window at late September to mid-October, and that timing is the whole job. Go too early and the ryegrass competes with Bermuda that has not finished storing carbohydrate for winter, which weakens the base grass you actually care about. Go too late and soil temperatures have dropped far enough that germination stalls, so you have paid for seed, paid for water on restricted days, and got a thin, patchy stand that looks worse than honest dormancy would have. The window is a couple of weeks wide and it moves a little each year with the weather. We watch soil temperature rather than the calendar. Seed choice is a real decision. Annual ryegrass is cheaper, coarser, and dies off hard in spring, which some people prefer because the transition back to Bermuda is quick and brutal rather than slow and messy. Perennial ryegrass is finer, darker, holds up better through a warm spell in February, and the heat-tolerant lines Extension singles out for the Mojave — Palmer and Prelude among them — carry further into spring. We generally use perennial rye blends. The trade is that perennial rye is more reluctant to die when the Bermuda wants the ground back, so spring transition takes management rather than luck. The prep is what separates a good overseed from a bag of seed thrown on a lawn. We scalp the Bermuda down hard and remove the clippings, verticut or power-rake to open the canopy so seed reaches actual soil instead of perching on thatch, sow at rate, then topdress lightly to hold moisture. Then comes the awkward part in a valley with mandatory watering days: germinating seed needs frequent light watering, and the standing schedule is not built for that. We talk to your water provider about the establishment period rather than quietly running the system on a prohibited day, and we set the controller around your assigned group either way. Spring transition is the half nobody plans for and it is where overseeded lawns look terrible in April. As soil warms, the Bermuda wants to come through and the rye is still holding the surface. Managed, that means gradually lowering mow height through March and April, easing off water and nitrogen so the rye fades rather than fights, and letting the Bermuda take back the canopy. Unmanaged, it means a mottled yard for six weeks and a homeowner convinced the Bermuda died. It did not. It is being smothered by the thing you paid for. Not everyone should overseed. If your yard is a dog run, if you do not use it in winter, or if the extra irrigation is money you would rather keep, dormant Bermuda is a perfectly respectable straw-coloured lawn and we will tell you to skip it.

Materials, equipment and how we do winter overseeding
The difference between winter overseeding that lasts and winter overseeding that gets redone in three years is almost always preparation and materials, not the finish you see on day one. We work with Tifway 419 hybrid Bermuda sod, TifTuf Bermuda, Celebration Bermuda, Midiron Bermuda, spec them to the job instead of to the invoice, and write the material grades into the free estimate so you know exactly what you are buying.
Every North Las Vegas job runs the same way: site walk and measurements, written scope and fixed price, protection of the surrounding area, then the work itself with a daily clean-up. 15+ years of sod installation work in the Las Vegas Valley means we have already met whatever your property is going to throw at us — awkward access, older construction, an HOA with opinions.
