The money is real and it is bigger than people assume. Beyond the first 10,000 square feet, single-family residential drops to $2.50 per square foot and businesses, HOAs and multifamily drop to $1.50, with no time limit or phase restriction on the commercial tier. There is a further $100 for each qualifying new tree planted as part of the conversion. Las Vegas Valley Water District customers get an additional $2 per square foot on single-family applications — worth knowing, and worth checking your bill about, because North Las Vegas is served by the city's own utilities department rather than LVVWD. Since the program started in 1999 it has converted roughly 250 million square feet of valley lawn and saved something like 203 billion gallons of water. There are two rules that disqualify more applications than anything else, so read them twice. The grass has to be alive with a working irrigation system when SNWA looks at it — a dead brown patch you stopped watering last summer is not eligible. And the pre-conversion site visit has to happen before removal begins. Homeowners tear the lawn out over a weekend, then apply, then find out the money is gone. We file first and dig second, every time. Conversions over a quarter-acre on commercial, HOA and multifamily property also need written planning-department approval, which we chase rather than leaving on your desk. A conversion done properly is a landscape, not a gravel lot. We lay out plant beds before we lay out rock, set header board or steel edging so the granite stays where it was put, and use filter fabric selectively — under rock where nothing will be planted, never smothering a bed where roots need to breathe and organic matter needs to build. Decomposed granite goes down at a depth that actually stays put, generally two to three inches, compacted at the traffic areas. The plant palette does the aesthetic work: red yucca, cenizo, desert willow, palo verde, Chilean mesquite, Baja fairy duster, damianita, agave, purple trailing lantana, rosemary and creosote, grouped by water need so one drip zone is not trying to serve a mesquite and a rock rose at once. Irrigation converts to pressure-compensating inline drip with a filter, a pressure regulator and a flush valve, sized so the emitters at the end of the run deliver the same rate as the ones at the valve. And it still gets watered — desert landscape is low-water, not no-water, and the fastest way to kill a new conversion is to assume the plants can find their own. Trees especially need deep, infrequent soaking on their own zone for the first two years.
